Signs You Need Stucco Repair (and What Causes the Problem)

Lafayette receives about 16.1 inches of precipitation a year, with roughly 3.2 inches in January and almost none in July. That wet-to-dry swing matters where homes sit on Clear Lake clay. The soil expands and contracts as its moisture level changes, and the resulting ground movement can crack foundations and the stucco above them. We check whether the visible damage is limited to the surface or whether the stucco, lath, or corner bead also needs work.

Finding the Full Extent of Loose Stucco

We press around the damaged area to find spongy sections, then tap the surface with a hammer handle. Hollow or changing sounds help identify stucco that has loosened beyond the visible crack or chip. We cut around the affected area with a cold chisel or masonry-bit holes, undercut the perimeter, remove the loose material to the lath, and clean the opening with a wire brush. Loose lath is secured to the sheathing, and small areas of damaged lath can be repaired with wire before new stucco is applied.

Soil Movement and Seasonal Rain

Clear Lake clay is highly expansive and contractive. Wetting and drying can move the ground enough to crack a foundation and the stucco above it. Lafayette also has rocky, gravelly, and clay-loam soils, so we pay attention to the location and pattern of the damage rather than treating every crack as an isolated surface defect.

Mixed Exteriors and Raised Foundations

Some Lafayette homes combine stucco and wood siding beneath composition-shingle roofs. On those exteriors, the new work has to match the existing texture without disturbing roof-to-wall drainage details. Raised-foundation homes also require attention to crawlspace moisture when evaluating damage near the base of a stucco wall.

Repairing Damaged Stucco Corners

When damage reaches a corner, we check the corner bead after the loose stucco is removed. A rusted corner bead must be replaced before new stucco is applied. Covering it without replacement leaves damaged metal inside the repair. We then finish the patch to blend with the surrounding texture.

Stucco Repair Cost Ranges

Basic hairline cracks, holes, chips, and repainting generally cost $8 to $30 per square foot. Multiple large cracks and repairs around foundation areas or chimneys generally cost $30 to $50 per square foot. The applicable range depends on the type of damage and the amount of wall area involved.
